Light Commercial Inspections

Our Light Commercial Inspector can deliver a Property Condition Report that can identify major physical deficiencies and code violations that can provide good information to a client looking to purchase a small commercial building/facility.

We can provide a Standard Home Inspections. The inspection will be performed by a State Licensed Professional and ASHI member.

Thorough evaluations to ensure your home is safe and functionally sound.

The home inspection will inspect several aspects of the home. Observations and findings will be listed on a report within 24 hours from the completion of the inspection.

The inspections will be performed based on the Standard of Practice (SOP) and by ASHI code of ethics. Inspections will be performed on areas and items visible and readily accessible.

In general, the areas to be inspected are:

  • Exterior of the home

  • Patio

  • Driveway

  • Garage (attached to the home)

  • Deck condition, when applicable

  • Porch and lanai

  • Structural components

  • Roof, windows, doors

  • Insulation of the attic and crawl space, when applicable

  • Exterior wall condition

  • Fireplace and chimney

  • Interior spaces

  • Plumbing, electrical and HVAV systems

  • Permanently installed appliances

Light Commercial Inspections Services

Our Light Commercial Building inspection services follows the ASTM E2018-8 standard, are followed by our licensed inspectors. The inspection process will focus in creating a property condition report noting areas showing major physical deficiencies, safety issues and building code violations.

A light commercial inspection consist of an assessment of commercial property not to exceed 20,000 SF. A light commercial inspection will:

  • perform a walk-through of the facility

  • survey of items that are easily and readily accessible and for representative observations

  • not include vertical transportation

  • produce a property condition reporting physical deficiencies, whether there are the result of deferred maintenance, life safety and building code violations.
